5 Simple Steps To Selling Your House… FAST!
Ready to sell your home?
Chances are, you want the sale to happen fast so you can move on to your new home, take the proceeds for that retirement trip you’ve been planning for decades, or simply lose the hassle of managing multiple properties.
No matter what your reasons for selling, here are five simple steps you can take to make sure your home sells fast!
1) Get a Good Listing Agent
Thanks to the Internet, there is no excuse for picking a bad listing agent. You want someone motivated who, like you, wants to close the sale as quickly as possible – and for the best price.
Sites like Zillow allow you to read reviews of listing agents in your area. Use these reviews to find out what an agent’s strong suits are, the type of properties they usually sell, and other details that can help make your home sell quickly in the local market.
2) Have Professional Photos Taken
Want to know what will motivate potential buyers to click on your listing rather than passing it by?
Having amazing photos of your home, both inside and out, can make the difference between generating lots of interest or hearing crickets.
If your listing agent can’t connect you with a great photographer, look for a professional to do the job for you. The more beautiful you can make your home’s interior, exterior, and landscaping appear, the more likely you are to get potential buyers to tour your home.
3) Create a Detailed Listing
Homebuyers tend to have very specific needs – three car garages, walkout basements with wet bars, five-piece master bath suites with Jacuzzi tubs, quartz countertops, enclosed dog runs, fenced in vegetable gardens, over the garage apartments, and so on…
Your job is to make sure your home’s listing is as detailed as possible. This way, when a potential homebuyer types in a specific keyword that matches your home, your listing will appear.

4) Clean, Clean, Clean
No matter how wonderful your home’s amenities, they will not win over a potential homebuyer if things are messy.
Your carpets need to be cleaned, walls need to be scrubbed, any strange smells need to be eliminated, and the overall feel of your home needs to be neat and organized.
If you are still living in your home while you are trying to sell it, you will need to clean often and thoroughly before potential homebuyers peruse the house. If you’re living elsewhere you will need to do regular checkups to make sure that previous prospective homebuyers have not trekked in mud on the floor, bugs are not getting in, and the air smells fresh.
5) Make It Feel Like Home
Aside from making your property clean and free of clutter, you also want to make it feel like home to people touring the house. If you are still living there, or it is at least still furnished, stage your home to make it feel like someone could move in immediately and start living in it.
Try some of these ideas…
- Reduce furniture to make rooms feel bigger.
- Bring in lots of natural light when possible.
- Use accessory colors to give each room a specific feel.
- Add a little mood music.
- Pinch in the smell of some comfort food like fresh baked cookies.

The truth is that you can always find ways to help the process go smoothly and quickly. The more you stay on top of these things, the more likely you will be to sell your home fast!
